I know folks who have rental property and there have been good experiences and bad. I would never rent our house out nor would I want to be in the 'rental house' business. Personally, I would rather have that money in an investment such as a mutual fund, etc.
My siblings and I (7 of us) inherited my father's two houses when he past away last year. We sold the larger home in 4 months (thank goodness). The smaller one, we're letting my two younger college age nephews live in it since it's close to the University.
They are both good guys but boy are they messy (and their family)! One has graduated the other has another year. Their job is to pay the utilities and keep the yard cut, etc. 'We' pay the basics.... taxes, termite control, minor repairs, etc.
Just as soon as they graduate and get real full-time jobs, I'm going to charge them a small amount of rent. if they still want to stay. Their new jobs may take them to another State, we'll see how that goes. Otherwise, that house will be sold pronto!!!
The insurance (State Farm) was still active when the house was empty, the deductible increased while it was vacant and then resumed when it was inhabited.
