Something to take a look at are the trailer tugs. I bought one to move my boat into a side yard as it provides maximum maneuverability as it pivots off the trailer hitch. I was pushing my boat up a 10% grade and it worked great.
There are at least two companies in southern California that makes excellent ones and ships them via truck freight to your door. They come in different power configurations and numbers of tires and can be made so that the handle comes up to full vertical to store compactly in a garage when not in use. They are electric so all you need is an extension cord. One company is Power Caster. Another company, and the one I bought my tug from is Powermoverinc.net. Power Mover is big on customer service.
