You made the right decision in passing on both.
When you find your next possibility, I agree that EVERY system should be checked for proper operation. Also, look for any maintenance records (deduct if they cannot prove when service such as oil changes was done), look for age of batteries (deduct if > 3 yrs), look for age of tires (find the DOT date code, deduct if > 5 years), look for caulking up on roof (if badly cracked or gaps, good possibility of hidden water damage), check how the unit handles - do a sway test, does it drive straight with no hands on the wheel?
If you can afford it, compare cost of New to the cost of the old unit + repairs + repair contingency.
