Annual maintenances: wise, necessary, waste of money?

I’m coming up on my third year as a full timer and still learning. This is my second year in this rig. I bought it new. It is a TT, just big enough for me (20’). I’m looking to “protect my investment”...

I appreciate everyones input. I've book marked this topic. When cooler weather gets here in ~4-6 weeks I'm going to take a day or two to go through all this stuff, look at some vids and compile a miniature maintenance manual for myself.
