Forced to move into 5th wheel with issues. Need advice

It sounds like the tape they sold you was Eternabond. If so, that's as good as it gets for sealing leaks. It does require however that the surface be both clean and dry. Then when you put it down it needs to be rolled with some pressure on it to activate the sealant. Good luck to you
