Lease Back Programs???

I have no idea whether I am posting this to the correct forum, but here goes, and if somebody can suggest another forum or the Mods want to move this, please do.

I am not quite to retirement age but beginning to think about the perfect retirement RV. I was at a Sportsman Show over the weekend and met with a guy who does "purchase lease back" programs. As I understand the deal, I would buy the unit and place it with him. He would lease it - if possible - and we would split the proceeds according to a formula. I would get various tax advantages (depreciation) which would be nice since my current pre-retirement income is fairly high. After 1 or 2 years, I would reclaim the RV and be able to use it for my retirement.

I have the money and this sounds very attractive. My wife and I have our current RV so we would not need this "lease" unit for a year or two.

Anybody with experience or words of wisdom?

  • Well, seems like all NO so far - and so will make it unanimous... Can't even imagine anyone I know use my brand new RV, let alone a buncha strangers.

    I feel like taking a shower just thinking about it...
  • Do these people who are renting your "perfect retirement RV", give a darn about it being perfect. I can almost guarantee it will not be perfect when you finally get it back and around to using it.
  • JMHO but it has a scam sound to me. But that aside like everyone else says i sure wouldn't want anyone and i mean no one to use my trailer.
  • Step back a minute and ask yourself:

    If this is such a great idea, why isn't the guy you talked to using his own money to buy the rental unit?

    I'm betting that he's the only person that would come out ahead on an "OPM" deal like the one he proposes to you!
  • A MH isn't a car... You will buy a new unit, but you will get one back that has been used by people potentially clueless, ignorant, or outright just malicious. The money to be made is not that much, especially with all the stuff that can break. There is also deprecation to keep in mind... and it would take a lot of revenue coming in to offset that.

    Also, there are legal issues. Say the renter trashes the rig, and has no insurance. Yes, one can sue, but it might take years to get a verdict, and the renter will just give you the middle finger, and will never pay the judgement. Or, the renter crashes the RV, doesn't have insurance, and the other side sues the owner of the rig for damages.

    Too much hairy stuff that takes a lot of legal stuff to sort out for me... I'd go elsewhere if I wanted an income source.
  • This plan is so loaded with potential pitfalls, that the thought of it is scary. Liabilities comes to mind, damage to a complicated, expensive piece of equipment is second. Don't even think about it. The only person who will make any money is the middleman; there is no upside to you as the Rv owner!
  • The thought of someone else using my MH appalling. Why would you want to buy a new unit (spend 10's of thousands of dollars) and then allow someone else to lease it for you. Why not buy one 2 to 3 years old (avoid the depreciation) and use it when you want. Why would you want someone else to make money off your MH. I must be missing something.
  • I don't think I would want to buy a new unit and get to use a used unit two or so years later. JMIG.
