Doing it yourself you can be less than $1200 or less all in for a new roof even with new plywood.
SuperflexBased on 30'....that and $200 in plywood, another $200 in sealants and adhesive, and maybe new awning and gutter rails / misc moldings if you booger them up removing them, which will probably be the case. The hardest part is obtaining the new gutter and awning rail as shipping those long lengths is uber expensive......thats where finding a good mom and pop dealer can save you money as some have them in stock.
A weekend project for two people if they're about a 1/4 of the way mechanically inclined and have 2000 brain cells.
Coatings are a band aid especially on EPDM which is more than 10 years old. It wears by sacrificing the outermost layer and once it needs coated, it's shot because that layer is mostly gone. The outer layer ended up being the streaks you were cleaning off the sides for 10 years.
