Yep latch was indeed broken. 14 year old unit, plenty of door closing / slams over the years. Got a new Tri-Mark at CW and installed it. No instructions, but an easy job.
And to be clear, the snake was in my log cabin home, not the mh
Did you get the newer 60-1650 lock? The new design latch appears to be stronger than the old one. I also found it works more smoothly, needing less effort to close the door.
