The only way you can tell who is REALLY interested is by cash. I have a bit of a hobby flipping fishing boats. I make it clear that the first with cash gets it. The only exception is if I have someone from out of town coming, I have them let me know when they are on the way to see it, and I will hold it until they get there.
I would never hold a boat or an RV for someone a few hours away who is "interested" and wants to come look, but isn't definitive.
