The "deposit" in my case was the prep fee that was refunded on delivery. Of course, I went and inspected the trailer and did my research prior to "committing." I was approved already for the loan. Its simply insurance on their part that you will show up for the closing. They do a lot of prep work, and why shouldn't they be paid if I flake out. Clean up, fill up, testing all the equipment, its not free, nor is it cheap. A good dealer will charge a refundable fee and you SHOULD lose it if you have second thoughts / pre-buyers remorse. Do your research and know what you are getting into before you agree to anything. Pretty simple.
