As far as the parking goes, I have two F350's, both similar in length (a crew cab with 8' bed and a regular cab with 11' bed). One has single rear wheels, the other has duals. I park both trucks equally well in the same places. There is no disadvantage to the dually when parking. The biggest disadvantage in parking lots is the length of the trucks, which both are the same.
