Rude awakening this morning - rug in front of toilet was water-soaked. Checked water pressure regulator, Watts #H560, and it showed 90 lbs. pressure. The regulator that failed is about three years old. We previously had used an in-line regulator, but decided to upgrade to the Watts. Just never realized that failure of the Watts regulator would allow full line pressure through to the motorhome. The failure happened sometime between 1 a.m. and 8 a.m. and the toilet valve was the only place there was a leak. Found a new in-line regulator and installed it - disaster averted and problem solved.

Failed OR got jammed by sediment/debris.That regulator is serviceable -- can be disassembled for cleaning and rebuilding if neededI have same regulator......8 yrs old. Have had to clean a couple of times.

After connecting the water and turning on the water heater the pressure might rise in the RV if you use no water. It is possible that the regulator didn't fail. The regulator has no way of bleeding off excess pressure downstream.

which is why we always run off the FW tank; never hooked up to the campground supply.

Sure, that'll work. The T&P valve will relieve at 150 PSI.

Excuse me, I didn't know the pressure had to be that high.

T&P Relief Valve will also open at 210*F
And will 'weep' when the air gap at top of water heater is lost.
Air gap is there by design to absorb pressure increases due to heating water (air can be compressed/water can't...water swells when heated)

x2. Only hook up to fill the FW tanks and turn off the pump when we leave or go to bed.

I always harp on how well built the 1970's Airstreams were, but they used both a built in Watts regulator *plus* a relief valve set at ~80 psi. This with all copper plumbing :)

Called pressure creep. Generally caused by something on the seat. It can be disassembled and cleaned. Watts will send you detailed instructions on how to clean and reassemble the regulator. Mine is 13 years old. Always hook up to camp water.
