An hour or so from Disney and you're getting comparable prices from the Fort Myers KOA. So that makes me think you're inland in Florida. Florida gets pretty rural pretty quick once you get off the coasts.
Rightly or wrongly... I couldn't justify $50-80/night for someone's private lot. If I'm staying on private property, I'm mentally expecting it to be a deal. The $25-30/night is more realistic.
I'd also want to know how cellular service is. Wifi or not, I still want my phone and personal hotspots to work.
