Exactly.
Even for three spots, you're offering full hookup, so you have utilities, waste disposal, water testing and insurance. Even if you do all the work yourself, so you don't pay salaries, you're not gonna make much, and OBTW - the $87K assumes you are full capacity (3) for 365 days a year. No way that happens.
