I bought a building from the township where I live. Two miles from home. All metal 60' x60' with 3 12' x 12' doors. A bathroom with utility sink. Industrial zoning, so no neighbors. Fully insulated inside. It was heated by 4 unvented natural gas heaters which caused it to 'rain' inside from condensation in the winter. Since it rained on their road equipment and them, they wanted to get rid of it. I got it well below market value. There was only one other bidder that bailed early.
I upgraded the electric including a 30A plug for my 'C', added 2 vented gas furnaces (no more rain), expanded the bathroom adding a water heater, hand sink and a shower stall. Even with my RV and toad parked inside there was a lot of empty space. Not good for a man with no wife to say "whoa".
So, I added a custom made bar and back bar, kitchen with sink, stove, microwave, refrigerator, and full size freezer (gotta have ice), a juke box that plays old 45's, satellite big screen TV, a pin ball machine, bowling machine, pool table and poker table. The bad news? I still have room, and I'm open to suggestions. :)
