Zoning is a double edged sword. It has a purpose; who wants slaughter house pop up in the middle of a neighborhood? Or a chemical plant next to a farm?
Ag gets fuzzy. 12 acres and you cant put a house on it?
The OP has options; he should talk to the county about them. Either a zoning change or a variance or find a work around.
I know of a couple that wanted a mother-in-law apt in their spacious back yard. County said no; single family only. So they built a pool house (they had a pool) with a bathroom, kitchenette, hobby room. MIL had a place to stay when she visited.
