If it is not the spring try this:
When your awning rolls up the top of the each arm locks into a lip on top by the roof.
I've had mine where when you tried to unroll the awning it stops because the arm have not come out of that lip.
Take a look and if that's it all you have to do is lift the arm up out of that lip and the awning will roll down. This is due to bolts loose where it attaches to the side of the MH.
