A & E one step power awning motor

We have had problems with the A & E power awning -- it will extend just fine but getting it to come back in is another issue. It will begin coming in but very very slowly for a while, then it eventually takes off and comes in at normal speed, usually. sometimes, my husband taps on the motor with a mallet to get it going. He and his buddy have had the motor apart and cleaned and oiled it but we are back to the same problem. Is there a spring or something on the other end of the awning tube that could be rusted, sticking. It acts as though it was sticking for a while and finally overcomes that. Any help will be appreciated.
