A water leak, particularly if discovered when on the road could be another matter entirely.
Who said anything about only looking from below? As it is though, it often is possible to assess the gasket condition from below with the bolts loosened, using a mirror and flashlight.
As far as changing the seal, I can't imagine watching someone remove the inside cover, remove the three or four long bolts securing the unit, disconnect the wiring, proceed to the roof to remove the shroud, lift the unit, peel/scrape off the old gasket, apply the new gasket, and then reverse the whole procedure to reinstall everything, all in "just a couple of minutes". Been there, done that, numerous times, and no, it does not require two men to do the job, just one reasonable healthy one. The roof unit need only be tipped up on its side to change the gasket. I do agree that the gaskets are cheap enough though. :B
