looking to replace bathroom fan/vent
I am looking for a quiet bathroom fan/vent. It will have to be 12 volt because the cheap fan that is what the current one runs on. I been looking at the Maxxair but don't really know anything about it...

Agreed. Faulty flap lets odors in, fan is just spreading it around. To reduce smell, run the fan on exhaust, and only before and after you've flushed it. Not when flashing.
