I am looking for a quiet bathroom fan/vent. It will have to be 12 volt because the cheap fan that is what the current one runs on. I been looking at the Maxxair but don't really know anything about it. I want to leave it on overnight to be able to pull some air through the MH.

Oh. Well the MaxxAire Turbo that is mounted outside with minimal work to put it in should do the trick in pulling out the air thru out your MH. AND because the fan is outside IMHO it is the quietest fan on the market. 3 speeds, thermostat and reverses to exhaust.
I installed one in a 31ft MH and in seconds it recirculates the air and actually acts as a nice fan when it's pulling air out because it really creates quite a breeze inside!
In your case having only one vent all you will need to do is open a window so it can suck the air from it. It will work just the same as if you had two vents.

Good Luck! I just called a local RV Mobile Repair to install mine. The guy came out and had it done in less than an hour. While I sat and watched him from my lawn chair.
