We have the Roadmaster Sterling but understand basically same routine. They now sell a cleaner in a spray can. We wash ours our as directed with Fantastic or 409 and flush with the hose. Lubricate with silicone.
The things get really dirty but we haven't had ours refuse to lock or stick. I mistakenly used a lithium lube someone suggested. It drew lots and lots of dirt and caused a little stickiness.
