Those manuals were written with wet cells in mind and were not edited after people started using AGM.
I myself wouldn't like having batteries not separated from living quarters. AGM don't gas under normal conditions, but they do have a purge valve in case if they would. You have to do something really wrong to make them boil and gas.
Realistically, the only danger of such a placement is the noise of inverter fan in the living area.
