dry weight listed on the yellow sticker on trailers built after about 2010 is an actual weight with everythying added at the factory. What is typically NOT included in that weight is battery(s), propane weight or anything a dealer adds. Technically dealers are to update the sticker if they add more than XX lbs in options, something like 150lbs.
the listed CCC accounts for the weight of full propane tanks. Usually there is also a sticker for Canadian requirements that lists the weight of full fresh water tanks and waste water tanks.
When we got out trailer on the way home I went out to the local scales and did a weight check. After taking into account the two batteries and the propane, the listed weight and my weight were within 50lbs of each other. Good enough.
As others have said, once we loaded the trailer up, it's pretty easy to add WAY more weight than one thinks into the trailers. 5lbs here, 10lbs there and pretty soon it's a triple digit total.
