Since you know where it leaked, and that was fixed, and you plan on selling it. And you are just worried about any more water intrusion from that opening and so it looks nicer on the outside, and you do not want to tear it all down to do it the perfect way........
Just patch it! Don't over think it!

Check out JB Weld products found at Ace Hardware. I think you will find what you need in one of their products.
I've used this one REAL easy to use and with great success. Sandable, and paintable putty. No mixing of liquid epoxy mess. Just Mold it around where you need it sand and paint it and you are done. This stuff will 'never' fall out or crack etc.
