If you do not scrub...power wash or use any od the so called treatments your roof should last at least 20 years no matter where you are in the country. EPDM was designed as a flat roof commercial roofing membrane and as such gets 25 years easily. The cleaning and treating shortens the life. As for a replacement...either EPDM again or TPO..another commercial roofing material
