20' or less; sleeps 6; no tent ends?

I'm trying to figure out if my magical camper is out there and haven't the foggiest notion of where to start. I have a super huge fifth wheel (42' and truck to go with it). There are places that I simply can't fit in with it. I knew that going into this but that leads me to kicking around the idea of a second camper.

Here are my requirements:

  1. Maximum length tip to tip of 20' due to storage lot reasons
  2. No tent/canvas
  3. Sleep 6 (4 adults and 2 kids); murphy bed is fine
  4. Has toilet (even a cassette toilet is fine); needs to be in its own room- it won't fly to have to use a port-a-pot pulled into a hallway or something
  5. Sink (and water heater)
  6. Furnace
  7. A/C (roof mounted)
  8. Microwave (convection would be cool)
  9. Fridge w/ freezer that's NOT on the floor (my pop-up was on the floor and I hated it)

I'd rather not have to breakdown and go with cots or anything like that. And I know that's a lot of people to sleep inside and going to tents is not an option (getting back out of tents is exactly why I'm thinking of this). I also know that my wife would prefer we don't do tent ends like a hybrid. I agree to an extent that it annoyed me to have to climb over her to go to the potty at night/in the morning (I'd wait until I was seeing yellow to avoid disturbing her).

Any wild ideas?

I know this is a lot of potatoes to stuff into a 5 lb. sack.

  • I hear you that 20' is a huge restriction. I'd love to see 3 bunks across the back, then the dinette and finally the master bed. Not sure if that's short enough, though.
  • 20 foot is really restrictive. I have a 20 footer, and it has a queen bed, and a dinette that turns into a single. I believe there's also a 20 foot floor plan with racks instead of the dinette... problem is, racks aren't strong enough for adults and I'd barely trust them to sleep an older child.

    The "kitchen" floor in mine is large enough that a single size sleeping mat / air bed could lay there.

    I'm sure someone with more experience will have a better suggestion, but I don't think 20ft is enough for all that you're looking for.
