Since it has the awnings, it is probably loaded with other options such as outside shower, oven, tv antenna, roof ac, radio, gas/electric water heater. If so, the price you talked him down to may be fair. Assuming of course the rot is only in the wings and you have the willingness/ability to repair your self. Unfortunately, no real way to know the extent of damage until you tear into it.
Would want to fix the awning brackets first to make sure the wood isn't rotted in the area.
If the hail damage is minor, I wouldn't worry about it. Just would make me feel better when I started pin-stripping it on the forest service roads.
