Read the directions on the Magic Eraser container.
Have a bucket of fresh water and dunk and squeeze the eraser several times to get it activated. Then after doing sections of the awning, continue to rinse, dunk and squeeze the eraser when it builds up dirt. Whether you wash the awning first depends upon how dirty the awning is. If you have a lot of surface dirt (not just some mold/mildew) then washing it first is probably a good idea or else your eraser will get pretty dirty fairly quickly.
We do our awning a couple of times during the camping season and almost never wash the awning first...just use the eraser and rinse it often.
