In the old days...
I used Protect All Cleaner and Protect All Treatment. Since I'm "on the roof" to inspect the surface/edges of my RV's roof 2 x times anyway, I would hand clean and treat the roof anyway. Very simple clean, rinse and treat using large circle arm motions. Yes, on all 4s with padded knee pads - just like washing / cleaning the kitchen floor. Time consuming but very easy task.
IMO, cleaning and treating the roof dramatically eliminates black streaks and allows the EDPM material to remain soft. Just like hand lotion on dry hands does more good than harm in the long run as well. Cleaning / Treating the roof by hand (not using a high power washer - ouch!) does more good than harm. Especially in the long run... I've seen it with my own eyes many times over...
Today...
I no longer treat / clean my RV's roof 2 times per year. If wondering, we plan to sell our RV/TT in 2 more years. Actually, we plan to sell this spring if all goes as planned. If I continued to wash / clean my RV's EDPM roof, I won't benefit from its long term care. The next owner will. This Spring, no more cleaning / treating it. Will only clean and treat - before I pin a SALE Sign on it.
With above in mind... If one plans to keep their RV/TT for < 5 years, don't bother applying tasks that will make RV/TT last longer. Spend the time with one's family and/or camping instead. Life's too short to improve things for others outside your family circle...
If one plans to keep their RV/TT for 5+ years, simply clean (hand clean) and afterwards, apply liquid Rubber Roof. This stuff eliminates black streaks, has super shinny white appearance and being a liquid, fills in any cracks (that could be a future leak risk). Apply liquid rubber roof (lots of many U-Tube views) and ones good for the next 10+ years. And, no more black streaks....
