If you're purchasing "New" as you say, then you want to be cognizant of warranty issues. Don't do something that will void the warranty. Also, don't fail to make warranty claim at the slightest hint of a problem. De-lamination can result from surprisingly small amount of water intrusion.
Once warranty expires, at first signs of a leak, do a thorough and complete job of removing old caulk and replacing with Dicor, Eternabond, or whatever tickles your fancy.
