We had the Rockwood ROO, twin to the Shamrock. They're great trailers and you feel like you've had a chance to really enjoy the outdoors. Agree with Dan on why someone would buy a hybrid and not use the bunkends, but whatever..... No you do not need to spray anything on the tents. The fabric used is already coated with something like a vinyl...not at all like the old tents. If you find as you're using them that you see dirty smudges inside, I always used a mix of Woolite and water. Cleaning the outside is as simple as whatever good car wash liquid you're using. Be sure to allow them to dry completely before closing up. You mentioned a leak on one of the skylights....did the original owner have vent covers installed? If not, they're pretty inexpensive and easy to install...would get on that right away. It will let you have a vent open and if it rains, you're safe.
Re the stove....if it's never been used, you'll likely need to bleed the lines to get the oven to light. It's as simple as just lighting the burners on the top and let them run for minute, max. That will purge the lines and make the oven lighting easier. Warning, you'll almost have to stand on your head to light the oven unless you got lucky and have an electric lighter, which is doubtful. Get yourself a flashlight and take a good look first. The lighting point is on the right side of the middle assembly, toward the rear. Seems like they made it as inconvenient as possible. If you know you're going to use the oven again later in the day, you can turn it all the way to the lowest setting before shutting it off and propane usage is minimal and you don't have to do the headstand again.
One suggestion re the bunkends and closing up. Yes, the tentend does just sorta hang there even when snapped. If you have only sheets on the bed, you're find just closing up with those still on. Adding a blanket or quilt is too much bulk and could make closing up tricky.
