The unit you're looking at is over 15 years old. Your friend has had it for 5 years and it sat in her driveway for 3 years.
It doesn't sound like much maintenance, if any, has been done. A good inspection of the roof and all perimeter caulking is long over due.
The two CW's in MB are high $$. I had my TT sealed and checked out last fall at Coastal RV in Longs. They did a great job. They could give you an idea as to how much $$ it would take to inspect, seal and possibly repair. I believe they also have a mobile service.
Once you get it, you'll need something to tow it with and probably a place to store it or set it up.
