I have sometimes sat in a lawn chair staring at our 33' gooseneck horse trailer and thought I could build out a nice RV/toy hauler from it.
Fitted out as an RV it would be towable with a 3/4 ton gasser, and honestly, the gas mileage would not be much if any different from a cargo trailer such as the OP is talking about. We tow it with a one ton dually, but as an RV, it could probably be kept under 12k pounds.
On the used market, this trailer is worth maybe $7K, so an initial buy in would be fairly inexpensive.
