Land is the great variable, and the major determining factor to how much a site costs. Try and guess what 10 to 20 acres of land would cost in Las Vegas near the strip, or Newport Beach near the beach, or in the Florida Keys, in Jackson Wyoming, or near NYC. The higher the land costs, the higher the site rentals.
A general, and I mean general, rule of thumb is an average RV Park"s rates should be priced around 40 to 50 percent of the rate for a local mid level hotel (Think Best Western or Fairfield Inn, not the Four Seasons or the Fleabag Flop House). Las Vegas may be an exception, especially when you are looking at a place like Las Vegas Motorcoach Country Club. That park is way above an average park, and hotel prices are somewhat moderated by the fact many have rates designed to attract customers who will spend vast amounts of money on their properties which is not the business model for most hotels across the country.
