Dually for these weights is WAAAAAAAY overkill in my opinion and just costs a lot more in tires and makes it that more interesting to park.

Spoken like someone that has never driven a dually. My dually fenders are no wider than my mirrors. So Parking is no different than my f150. What makes it interesting is being a crew cab with 8 foot bed.
"lot more in tires"? Just put a set of commercial tires on my dually. additional cost $310.00. over the est 75000 miles Not a huge difference. Trade off is a much higher weight and tow capacity along with stability. Not suggesting OP has to have a dually but am suggesting your reason to not have a dually are incorrect.
