California retirees have huge buying power.
I moved to Vegas 3 years ago and bought big house with view for 1/4 what I sold my CA house for.
But since then Napa Valley fires burned some houses and another fire in Los Angeles send lot of people this way. In the result the LV house prices double in 3 years.
Timing is everything.
I don't complain as lot of them subsidize the casinos and as result I can enjoy cheap buffets, cheap entertainment and cheap fuels on top of good roads.
