Slideout leak - permanent trailer in park

We bought a 39 foot travel trailer that is set up permanently in a park. We noticed the other week while wiping down the ceiling the slide out ceiling was cool and damp feeling. I went outside to see if there were any clues to the leak. What we have is a corrugated steel panel over the slide out that was placed there by the previous owner. Looking deeper under the make shift roof I see serious de-lamination of the roof material on the slide out. The makeshift roof does allow water especially wind blow rain. So it looks like the rain is penetrating the roof material. At least I assume. I want to pull back the makeshift roof and let it dry out and repair it. I doubt I'll fix it properly (complete disassembly) but am considering is there is a coating I could use? Or any other solutions?

    Needs new rubber on the roof, I would say the carport was a bandaid instead of fixing the problem by the previous owner.

    yes, I agree on the quick fix by the previous owner. I replaced the complete rubber roof last Memorial day weekend. I didn't get a chance to look it over well last week. Trailer is 3 hours away. I guess I'll see if there is a Youtube video with the rubber replacement.

    I agree that you need new roof material put on that slide- and QUICKLY!

    I don't think any coatings you put on would last, they would likely peel off along with that top layer of your slide.

    Good think you found this problem before it got worse and did some serious damage ;)

    Question: Being a slide, would it be helpful to remove the top wiper seal and have the slide partially retracted, then extend the new roof material INSIDE the camper so it would reach to the complete inside edge of the slide?

    I installed a new rubber layer, not a complete rebuild. I did run it under the top seal and back inside as far as it would go. I'll wish for the best. Water seems to be an issue with this trailer in many places :-(
