Very true that it is what the trailer can hold. With a empty weight of 3800 lbs add a battery and propane you are around 4000. Another thing is a lot of manufacturers do not include things like the AC unit in the trailers empty weight either.
Here you see the empty trailer you are looking at is 3958 before battery and propane and weight distribution hitch which all 3 are necessities.

Add another 220 lbs avg for those 3 you're up to 4205lbs before you put anything of your own in the trailer. It's very very easy to put 800lbs worth of stuff in a trailer reaching your max tow limit of 5000. At that 5000lbs you could have a tongue weight of anywhere from 500lbs to 750 lbs. If your SUV has a payload capacity of lets just say 1000 lbs you take that 750 from 1000 it leaves you with 250lbs to put into your suv before you are over your SUVs GVWR. Will you only have 250lbs worth of passengers and cargo in the SUV while towing?
