2. Are you serious you "bought the trailer as an investment"?
3. Water intrusion very seldom covered IMO
4. Good that you found out where water leak started. That is sometimes most of the battle. Lots here on re-caulking windows and fixing de-lamination. And if that window is leaking time to check all of them.
