I have seen and driven the truck, it is NOT in excellent condition. It has spent its life outside, has some rust, some interior damage, plating coming off the bumper. We have harsh winters here and the roads are salted. It is very good but not excellent.
I know it is an great combination for towing but what do you think of the price? Only drawback for towing is it doesn't have the extendable mirrors.
Based on the negatives you have noted, I would make an offer that is closer to the published values and if he does not take it then walk. You sound uncomfortable and IMO rightly so. Trucks are all over the place. The right one will come along.
