I take offence to the riff raff statement. We spent 2 years in Florida before coming to the RVG and found the people there not as friendly and somewhat snobs. To each his own......if we all went to the same place, it would be very crowded.

You have only been there two weeks. Not enough time to even consider such a major purchase. It seems you may be "caught in the moment." Wait until this Spring and revisit the idea.

I feel like I would love to own a nice lot so we could really fix it up nice. But, I am always concerned about the maintenance fees, utilities, and taxes increasing to where it is not reasonable anymore. Too many external factors can really hurt the lot owner, just like in a regular home neighborhood. Renting works just fine for us...for now.

You can buy a 3 bedroom, 2 bath home on the Florida Space Coast for less than the cost of a lot of RV park lots. Some even have pools or HOAs with a lot of amenities for 55+ only owners.

In most cases, "ownership" is nothing more than a long term lease.
The park still retains ownership if push comes to shove!

Thank you for that calculation! We're just starting to take more vacation time during the winter and will be looking around at our options as we possibly become Snowbirds....

We're in a owner owned park as well. We have been coming here for 4 years now and still rent. It's a beautiful park but as far as we're concerned the lots are all over priced. Our calculation is we could come here for up to 15 years and rent and still not be close to the price of the least expensive lot in the park. Not to mention that in the calculation we made we didn't firgure in the property taxes, POA fees or insurance. Besides when we decide we don't want to come back anymore we won't be faced with having to try and sell the lot. The two different lots that we have rented in our 4 years have been and still are for sale. Good luck on your decision and hope all works out. I should mention that we're not in the RGV. Our park is located in FL.

You're going to get a variety of opinion on ownership. There isn't one right answer for everyone. There was a time not so long ago, in the RGV, that senior parks had waiting lists to get in. It is not the case now. We are acquainted we a number of people who bought lots to guarantee they would be in a good park.

If this is year 12 for you then I would think you have a very solid knowledge of what you like and don't like. If the price seems right and you can afford it, then go for it.

RV lots are definitely over priced for what you get as far as land is concerned, but there are other things involved that you're really buying that you can't get with other types of real estate. The biggest one is community.

When you're "over the hill" you can either leave your rig on the lot or build to suit. Your heirs will be stuck with it one day, but really all it is, is a piece of land with minimal HOA fees. Not that big of a deal for them to handle.

Only thing I suggest is watch out for the location. Brownsville use to be the place to go, now you hear very little about it. There's a nice little park there that the lot owners I bump into are always trying to sell because they are afraid it might go down during their time there. So that's one of those "there's a lot of lots available" places.

In Port Isabel the owners of lots in one RV park get hit with charges to dredge the channel and now may be faced with assessments for replacing a swing bridge. Both are very expensive and can surprise a new owner.

RV lot ownership is much like any other real estate investment, they come with risks. You might want to rent for a couple of winters just to get that insider knowledge.

I'd like to hear a little more of your thoughts on this topic. We are currently at a resort considered by many to be at the very top of the luxury resort pyramid. It seems that a third of the lots are for sale at present, and I've noted a similar trend in others we have stayed.

I'm not sure what to make of it.
