3.9% for 20 years and have the cash to pay it off if need be. I like the cushion.

I understand the Ramsey concept but it is more referring to high interest rate loans/credit cards. If I can borrow at less than 5% Ill keep my cash invested in tax free bonds paying 4-5%.

Back on topic......it sounds like 3-4.5% is the median depending on credit which is no problem at all.

Agreed, but not everyone is patient enough to save for what they want. Not having any debt is very comforting for me even if I don't have more than my counterparts. The OP is looking for the best lender and rate, we should take this to another thread if others are interested.

I was going to go with a local credit union but the rate went from 2.99% to 4.99% over the past three months. We're finalizing the deal on a MH and I just don't want to pay the higher rate.

I started doing some research and found Lightstream (a division of Suntrust Bank) and their rate is about 2.99%-4.99% depending on your credit score.

Wondering if anyone here get a loan from them

It really depends.....say you buy a 50k rv and have 25k cash....if you put it all down does it make your rate lower? What could you earn on 20k of that money vs paying say 4%? Are you disciplined enough to not spend that 20k if you didn't put it down? So many variables.....I would say 3-5% the norm depending on score and terms. I would not borrow above 5% myself right now. Car loans at less than 2% and house less than 2%....
