Mine wasn't as bad as yours but the surface was checked and it blew off like sand size particles when I pressure washed it. I used Henry SF 287, brush and roller, 5 yrs ago and it's doing great. I avoided a $5k roof replacement and it's way better than the edpm for $65. Our roofs at work are recoated with it and it's tougher than Chinese arithmetic! We roll 600lb AC compressor around on it.
