We did the same thing. I had a hard time biting the bullet on new, along with issues I knew would need to be fixed. I think also ended up using Craigslist. Finally settled on a 2006 34.5 Ragen 5th wheel at decent price. Interior very nice, for the year. Fairly basic layout back then. Same issues you have, curbside fuel station, manual awning, . . . - but we are happy after 4 years with it. I did the following to it in the first year:
- Replaced 3 12V deep cycle with 4 6V Golf Cart batteries and an easy re-fill system for the battery water
- LEDs throughout
- Replaced the charging converter
- Upgraded battery cabling all the way to the converter
- they had let the black tank get pretty bad, that took awhile to clean out so it didn't smell so bad.
- Added a black tank spray
- Added 400W of solar
- Replaced the fuel station hose, nozzle and added a swivel
- Polish, seal (done that 2x now)
- Checked and resealed all roof penetrations
- Put 4 Bridgestone Rib tires, replacing the ST tires
It has some issues due to age, but it's old and still does well by us.
