How Much is too Much for an RV Park

My take at high rates is a tool to discourage transients from staying in the park at all. If you're not paying at least the monthly or seasonal rate, you're not really welcome.

There's an "exclusive" rv resort a few hours north of me here in Michigan that charges 80-100/night for a site on the daily rate... so high rates aren't just a Vegas thing.

You should see what a park in Newport Beach charges.

I might pay that depending on what amenities it offers. I hesitate to say things are overpriced because I really don't know what that means. As we get older everything becomes 'overpriced.'

Many tourist locations are the same way. Its a short stay deal for a few days, nothing long term . Its a family vacation, for people to spend an additional $300 or so, doesn't make it a deal breaker .

Its a tourist spot with a lot of liability insurance premiums to cover all the extra. Depending on how much catering the CG does for people, number of staff, trolley service,paved roads, 5 pools, ice cream parlor, movie theaters, live stage performances all determines the price. They do there own maintenance and repairs , it cost a lot to buy vehicles to do that.

Lots of $100+ per night RV parks around the country. Often golf courses, etc. and lots of amenities and planned activities and often lots of restrictions.

We are just not interested in those type of parks. Heck, we once stayed in a KOA but we didn't use the, "bouncy house" that we were forced to pay for.

If I were travelling with kids and wanted to occupy them I may pay that, but otherwise I would go find someplace quiet and basic. Vegas was fun when I went 20 years ago, but today, I'd rather sit by a lake and listen to grass growing.

I think most RV parks are over priced so we either boondock or stay at Casinos. We did pay $50 per night at the fair grounds in Monterey, CA. only because we couldn't find any other options.

Land is the great variable, and the major determining factor to how much a site costs. Try and guess what 10 to 20 acres of land would cost in Las Vegas near the strip, or Newport Beach near the beach, or in the Florida Keys, in Jackson Wyoming, or near NYC. The higher the land costs, the higher the site rentals.
A general, and I mean general, rule of thumb is an average RV Park"s rates should be priced around 40 to 50 percent of the rate for a local mid level hotel (Think Best Western or Fairfield Inn, not the Four Seasons or the Fleabag Flop House). Las Vegas may be an exception, especially when you are looking at a place like Las Vegas Motorcoach Country Club. That park is way above an average park, and hotel prices are somewhat moderated by the fact many have rates designed to attract customers who will spend vast amounts of money on their properties which is not the business model for most hotels across the country.

Welcome to the NEW Las Vegas, No more Freebies, it now cost more to stay here, all the casinos are now charging to park at the parking garages, buffets are not cheap anymore, drink prices are expensive, as a local its cheaper to go to the local casinos and local bars than the strip..

As to RV park cost they can charge more because our RV parks are always full even thru the hot summers, everything is full here, we have 32 million people a year visit here so might as well and charge more while they pour in..
