Metal roof coating

Hi all, new to forum. Picked up a 1968 Norris travel trailer with metal roof and my first order of business is to stop the roof leaks. Did some research on this forum and elsewhere but found no specific answers. So I came up with this plan:

1. Replace sagging wood ceiling joists to restore crown in portion of roof
2. Clean, scrape, sand off existing coating that is peeling
3. Eternabond webseal seams in metal roof that run across width of trailer
4. Install 2 new roof vents, frig vent and bath vent with new butyl tape kits
5. Webseal flanges of new vents
6. Apply Liquid Roof EPDM coating to entire roof

Guess I should look at edges too and replace butyl tape as needed under trim. Or can I use an epdm compatible caulk to seal edge trim to roof?

Am I creating a problem for myself by applying rubber roof over flanges and up to edge trim? Should I install vents/edges after rubber roof is down and rely on butyl tape?

Any critiques, comments and/or recommendations are greatly appreciated.
  • My aluminum roof was a disaster. I did pretty much what you have planned but pulled the edge roof->wall trim, sealed it underneath and put Eternabond on the trim->roof joint. I used Eternabond Roofseal on the standing seams, the roof cap joints, and on a patch I made. All of the rest, I used Eternabond Webseal. The roof was sprayed with an elastomeric white roof paint.

  • I used Henry's SolarFlex on my metal roof at the recommendation of friends. My friends used Snow Elastometric on a Class C and the Henry's SolarFlex on their bus. The temperature difference with both products was amazing. But I think the Henry's is slightly better or it was just hotter in NM. Neither product is rated to withstand "ponding" so if your roof sags, then you need to fix that. I just don't understand why the RV manufacturers insist on building a completely flat roof when they could build a roof with a slight bow in it and still have everything on the roof fit fairly flat. I used the residential roof coating because I like to know that I can buy more roofing stuff most anywhere I am. Same reason I have mostly replaced everything in my vintage RV with residential components. I object to paying more for often lesser quality stuff simply because it says RV on it.
  • back in my mobile home days, we used Kool Seal on metal roofs/seams/etc.

  • I am sorry, but I can't help.

BUT WELCOME ABOARD. Someone will be along soon.
