Rubber Seal on Slide Coming Out

Considering the trailer is 11 years old, are there other places that the slide seal is about to fail? Maybe its time to replace the original material. I've not had much luck with any adhesive anywhere on my trailers, inside or outside, due to softening with summer heat.
