I go to Buccaneer all the time. Head towards the Silver Slipper Casino and take a right on Lakeshore Rd. just past the Slipper'S campground. The tracks r flat there and it leads to hiway 90 just west of Waveland. Don't go any other way. I guess I wasn't clear about who my clientele would be. I suppose if I had employment in your area, something like this may appeal to me. But as a "week end warrior, 2 week a year camper", I would not be interested, except as an overnight stop on my route to some other place. Considering you are 5 miles from the Interstate, I might skip you too. I can probably find something closer on my path. I'd search it out first to see what's closest so I woldn't have to venture off the main road very far ... for an overnight. If I do this, I'd be only offering monthly rates. I believe it is mostly retired couples, full timers that may be interested in what you propose. It sounds like you want to provide a nice, somewhat secluded, quiet place where well behaved people can go. Good luck! If you want to call it something else all it will take is for a disgruntled customer to report you. There are no friends when running a business and/or providing customer service. Excuse my "commercial" statement. I'm well aware this will be a commercial venture. What I was trying to say it's not going to be one of the big "commercial" CG with pools, rec rooms, pavilions, ect... I've owned and operated my own charter fishing business for many years so I have business experience. Rural property or not, getting a permit for septic for multiple use is going to be the toughest part. Do it on the downlow and some one will turn you in. My gut tells me there just isn't a whole bunch of people with nice rigs and impeccable manners that will just show up on your doorstep, 5 miles off the interstate, between a few small towns. The vast majority of RVers meeting your description often want more than a place to park. The few that do have to be aggressively hunted. You have to let them know you are there, and that costs a lot of money. Thanks for the input.
