Expat living is not the same as RV-ing. You can rent a nice fully furnished modern house in Panama jungle for $200 a month if you pay annually, but might not like living in the middle of nowhere and climate in Central America sucks.
Rentals shorter than 3 months fall into short-term or vacation rentals. Locals who live and work in Mexico, will sing up for 6-12 months and pay $US 200/mo for one-bedroom, there is NO WAY they will pay more because they're working for $600/mo. Same with many expats, they are on a fixed income and are looking for bargains, not luxuries.
Tourists come loaded with money with the only purpose - to spend it, so rents are jacked up to the limit of what tourist wallet can bear. If you rent weekly and are in the tourist area, you will pay "tourist rate".
Beachfront properties are usually vacation-oriented, a lot of Mexicans spend weekends renting some place for a few days. Often the price in the ad would seem low, but it is per week, not per month, the ad doesn't say it, a usual trick. If it's 300 Pesos or less, it could be per day or per "semana" (weekly), see the difference? :)... or it could be in $US, they "forgot" to tell in the ad that it's not Pesos. Many landlords will go lower, if you sign for a few months.

I know what housing in Florida you're talking about. They buy park model trailer and pay annual lease for a space. Or they buy both trailer and a share in Land Owners Association (mobile homes park), and still pay LOA fees $US 300-500/mo, this is similar to "maintenance fee" that you pay when you buy a condo. You should go and check if this is what you want. I don't care whether there are neat lawns on the main alley and a decorative pond 3ft in diameter in the middle of the park, and am not going to pay for that.
